A site visit to record the correct measurements.

If you do not have a current floor plan or measurements for us to work with we will recommend a survey. This involves physically assessing and gathering information about the project site. This step is essential for understanding the existing conditions, constraints, and opportunities that will influence the design of the proposed building or renovation.

Simple 2D, black and white layout of the property

Making it easier for developers to edit the layout from an aerial view. It allows a checkpoint at the design process to work on potential challenges and elaborate planning needed for construction. Additional building information modelling (BIM) are included. Dimensions, square foot measurements & scale.

The Types Of Floor Plans

Schematic Plan

This plan is the simplest of the three to show a brief overview of the build. Schematic floor plans are a simply way for you to visualise the space of a property. Most commonly used by estate agents to add to their marketing presentation.

Blueprint Plan

A blueprint plan AKA a site plan is a duplicate of a technical schematic that uses light-sensitive sheets of paper which allows dimensions, measurements & voids to be more detailed. Allowing the developers to calculate from a birds eye view. Most commonly used amongst contractors to estimate materials & resources needed to implement the build. A blueprint plan can act as a map for builders to determine the most efficient process.

Conceptual Plan

These are the designs that are filling the void spaces with practicality & refinement. This would be needed when developing a brand new project or an extension which holds a different construction model to the existing property. Most often this process is well thought out with the interior & architectural designer. Usually taking a lot of back and fourth to gain a sustainable design that matches the your visualisation.

Planning Permission

We provide a wide range of services to meet even the most daring planning requirements.

Depending on the local planning authority and the nature of your proposed development, they typically require details about the applicant, the site and the type of development. The development needs to align with the local planning policies. It should cover aspects such as the site's accessibility, the impact on the surroundings, and how the design meets relevant requirements. 
Detailed site plans are essential and should show the existing structures, boundaries, access points, neighbouring properties. The plans should also indicate the proposed changes or new development. 
Elevations are submitted to the authorities to show how the development will look from different angles. Further drawings of construction angles & materials are required for the roof, flooring, walls, etc.

    Depending on the nature of the development, you may need to submit additional documents. These can include environmental impact assessments, heritage statements (if the site is of historical significance), ecological surveys, flood risk assessments. In addition planning applications usually require a fee to be paid directly to the local planning authority.
